How it is produced

01

Evidence designed in from day one

Every credit gets an owner and an evidence route at kickoff, so nothing turns out to be unprovable at submission.

02

One model, one building

The energy model is exported from the BIM model, not redrawn, so the simulation and the drawings always describe the same building.

03

No hidden assumptions

Occupancy, schedules, setpoints and weather file are stated in every report, so a reviewer never has to ask what was assumed.

04

The engineer who modelled it answers for it

Review comments go to the engineer who ran the study, not to a coordinator reading it for the first time. Faster answers, fewer rounds.

Why BIMLEED for LEED

Three reasons the evidence holds up at review.

01

Engineers own the credits

Every credit gets an owner and an evidence route at the start. Review comments are answered by the engineer who ran the study, not by a coordinator reading it for the first time.

02

The model is the evidence

Energy models, daylight studies, quantities and schedules come out of the coordinated BIM model, so the simulation and the drawings describe the same building.

03

Designed in, not chased

Credit requirements are written into the design and the specification while they are still cheap, so nothing is discovered to be unprovable at submission.

Rating systems and versions

One team for design, fit-out and operations, under LEED and Mostadam.

USGBC keeps LEED v4 and v4.1 registration open until 30 June 2027. We test your project against v4.1 and v5 before you register, so the version is a decision and not a default.

The LEED journey

Five steps from the first scorecard to the final review.

01

Feasibility & gap analysis

Rating system, version and target level tested against your design, with the cost premium and programme impact of each route.

02

Registration & credit plan

Project registered, scorecard fixed, and every credit given an owner, an evidence route and a date in the programme.

03

Integrated design & simulation

Credits written into the drawings and the specification. Energy, daylight and LCA models run from the BIM model.

04

Construction tracking

Submittals reviewed against credit requirements. Waste diversion, IAQ plans and commissioning evidence tracked monthly.

05

Submission & review

Forms, narratives and calculations submitted on Arc, GBCI's platform for LEED v5, and every reviewer comment answered through to the final ruling.

Evidence is designed in, not chased afterwards. Two-stage quality control on every submission: discipline check, then independent senior review.

LEED, implemented on the BIM model

One coordinated model feeds the simulations, the quantities and the evidence.

  1. 01 · The model

    • Coordinated Revit / IFC model: architecture, structure and MEP federated and clash-checked
    • LEED parameters on elements (material, SRI, VOC class, flow rates)
    • areas, zones and occupancy from rooms and spaces
    • ISO 19650 workflow with the LEED data drops named in the BEP
  2. 02 · What we extract

    • Energy-model geometry exported through gbXML / IDF, not redrawn
    • daylight and views (sDA / ASE) run on the model geometry
    • material quantities by element for LCA, recycled content and waste baselines
    • fixture, lighting, equipment and material schedules behind the credit calculators
  3. 03 · What LEED receives

    • Evidence a reviewer can trace: credit calculators filled from model schedules
    • energy, daylight and comfort simulation reports
    • whole-building LCA from model quantities
    • an evidence register with one row per credit (owner, document, status)
    • forms and narratives ready for Arc

Building energy simulation

How we run an energy model: traceable from the locked input to the engine output.

Dynamic, hourly, whole-building models that stand up to a reviewer: for LEED, Mostadam, SBC 601 and investment decisions.

01

Inputs & assumptions register

Weather file, schedules, setpoints, loads and tariffs are issued for your review, then confirmed and locked before any simulation runs.

02

Geometry from the BIM model

Zones, envelope and areas are exported from the coordinated model, so the simulation and the drawings describe the same building.

03

Baseline and proposed runs

Identical models that differ only in the measure under study, so every saving is attributable to that measure.

04

A report a reviewer can follow

Assumptions stated, results traceable, and review comments answered by the engineer who ran the study.

Quality gates on every study

Nothing in the report has to be taken on trust.

  1. Gate 1 Inputs locked in a client-confirmed register before the first run
  2. Gate 2 Models validated against the engine schema with zero errors
  3. Gate 3 Runs accepted only when they complete with zero severe errors
  4. Gate 4 Independent analytical cross-check of the dynamic result
  5. Gate 5 Every reported figure re-extracted from the output database by script

For manufacturers & suppliers

LEED certifies buildings, not products.

There is no LEED certificate for a paint, a panel or a chiller. A project’s LEED consultant accepts evidence that your product contributes to specific credits. We build that evidence file to the standard a GBCI reviewer expects, in both languages.

01

LEED credit contribution statement

Credit by credit, which requirements your product meets under LEED v4, v4.1 and v5, with the supporting documents indexed.

02

Test data and gap review

SRI to ASTM E1980, VOC content and emissions, recycled content and origin: what you hold, what is missing, and which laboratory test closes the gap.

03

EPD / HPD roadmap

Programme operator, PCR, LCA scope, budget and timeline to a published EPD or HPD, so the product scores under the BPDO credits.

04

Performance evidence by simulation

Independent EnergyPlus studies that quantify what the product does to cooling load, surface temperature, cost and CO₂ in a Saudi climate.

Questions clients ask

Should we go for LEED or Mostadam?

It depends on who is asking for it. Saudi government clients and master developers usually specify Mostadam; international tenants and lenders usually want LEED. Our feasibility study prices both, and one evidence set can serve both ratings.

What LEED work have you delivered?

LEED BD+C and O+M work for owners such as the Ministry of Environment, Water and Agriculture, the ZHI Headquarters scorecard we tracked to 80 of 110 points, and comparative energy studies such as the cool-wall coating study. Each project page shows the scope we carried.

How late can we start and still certify?

The earlier the better, because design-phase credits close as the design closes. Starting after tender usually costs points rather than money, and our gap analysis tells you exactly which ones are still within reach.

Do you work as a subconsultant to the lead design team?

Yes, and it is our most common arrangement. We carry the analysis and the documentation and work to the lead consultant's templates, so your team keeps the client relationship.
