How it is produced
Loads before layouts
Nothing is routed until the load model is settled. Re-routing a duct because a load moved is the commonest avoidable rework.
Running cost is a design input
Efficiency is compared at selection, not reported after. SBC 601 and ASHRAE 90.1 set the floor, not the target.
Coordinated in the federated model
The mechanical model is federated with structure and the other services as it is drawn, not once it is finished.
Maintenance access is drawn
Coil pull, filter access and valve reach are modelled as volumes, because a plant room that cannot be serviced fails on year two.

Can you value-engineer an existing mechanical design?
Yes. We rerun the load model first: most savings come from a load assumption nobody revisited, not from downsizing equipment.
Do you produce the energy model as well?
Yes, and it is priced under LEED and green building. The mechanical model feeds it, so the two describe the same systems.
